Conroe and Lake Conroe questions
Yes, and it is regular work. The CAT 275 XE is the machine for it — it fits between mature pines, works close to cabins, decks and septic, and tows behind a one-ton so it does not need a lowboy down a lake road. Flag your septic field, your propane line and any tree you want kept before we start. A steep drop to the water may still need hand work at the bottom.
Thick enough to stop a truck on older acreage, and yes, it returns. Yaupon resprouts from the base unless the crown is taken down properly, so technique matters more than machine size. Expect a much lighter second pass in year two on a tract that has gone decades untouched. That is the normal pattern here, not a sign the first pass failed.
Because the flats hold it. Montgomery County sand drains slowly rather than freely, and the low ground around Conroe keeps water well after the higher tracts have dried. On a mixed tract we will usually take the high ground first and come back for the flats, which keeps the machine productive instead of idle. If your job is entirely in a flat, build float into the schedule.
